CANCELLATION POLICY
To receive a full refund, cancellations must be made at least 30 days prior to check-in.

BOOKING POLICY

All elopements, private events, and exclusive use bookings must be made directly with management. Bookings made via third-party platforms (e.g., Airbnb) will not be honoured and must be transferred to a direct booking arrangement.

CHECK-IN & CHECK-OUT

Standard check-in time is 3:00 PM on the day of arrival, and check-out is by 10:00 AM on the day of departure. Early arrivals and late check-outs are subject to availability and must be requested and approved in advance.

HOUSEKEEPING

Standard bookings do not include daily housekeeping. Additional cleaning services can be arranged with advance notice at an extra cost.

SMOKING

Scorpio Haus Estate is a strictly non-smoking property, including the use of e-cigarettes and vapes. Smoking is prohibited inside all buildings, outdoor common areas, and anywhere on the estate grounds. If smoking is detected, or if any evidence of smoking is found (e.g., scent, residue, or burn marks), a minimum cleaning fee of $500 will be charged to the credit card on file, and management reserves the right to cancel your stay without refund.

PERSONAL BELONGINGS

Guests are solely responsible for their personal property. Scorpio Haus Estate accepts no liability for lost, stolen, or damaged belongings, regardless of the circumstances.

CHILDREN & PETS

Scorpio Haus Estate is designed for adult guests and private functions. We may accommodate infants under 12 months upon request. Pets are not permitted unless explicitly approved in writing by management prior to arrival. If approved, a $50 pet fee applies. Any damage caused by pets or evidence of pets on furniture will result in a $500 cleaning fee charged to the card on file.

EVENTS & ELOPEMENTS

Events and elopements held Friday to Sunday require exclusive hire of the entire estate.
Midweek elopements (Monday to Thursday) may be eligible for partial estate hire, subject to availability and management approval. Please enquire for site hire fees, conditions, and available packages.

GUEST BEHAVIOUR

Scorpio Haus Estate is located in a tranquil, residential area.
Guests must respect quiet hours and avoid excessive noise. All music must be turned down by 8:00 PM and off completely by 10:00 PM.

Parties and gatherings are strictly prohibited unless pre-approved by management.
Noise complaints will result in the following:

First complaint: Verbal warning
Second complaint: Immediate eviction with no refund

DAMAGES & BREAKAGES

Guests must report all damages or breakages to management immediately.
Costs associated with damage, excessive cleaning, or missing items will be charged to the guest's credit card.
Furniture and décor must not be moved between rooms or removed from the estate. A fee will apply for restoring items to their original location.

COMMERCIAL PHOTOSHOOTS

All commercial photography, content creation, and promotional shoots require prior written approval and incur a separate fee.
Unauthorised filming or photography for commercial use is prohibited.

BREACH OF TERMS

By booking Scorpio Haus Estate, you agree to all terms and conditions listed above.
In the event of a breach, management reserves the right to:

Charge your credit card for any damages or associated costs
Evict you and your guests immediately without refund
Withhold all or part of your security deposit
